01 · Identification
Bed bug basics
Cimex lectularius is a flat, reddish-brown insect roughly the size of an apple seed. It feeds on blood, usually at night, then retreats into the nearest seam or crack. Every bed bug claim starts with that behaviour.
What you are dealing with
- Appearance. Adults are 4–5 mm, flat and oval until they feed, then swell and darken.
- Life stages. Eggs are pearly white and about 1 mm; newly hatched nymphs are nearly translucent and easy to miss.
- Feeding. A blood meal takes five to ten minutes, then the bug returns to its hiding place for days.
- Harbourage. Most stay within five to twenty feet of where people sleep — mattress seams, box springs, headboards, bed frames.
- Resilience. Adults can survive months between blood meals, so a room that sat empty is not automatically safe.
- Spread. They travel in luggage, clothing, used furniture, laundry carts and through wall voids between units.
It has nothing to do with cleanliness
- Bed bugs are hitchhikers, not a hygiene problem — five-star hotels and immaculate apartments get them.
- A single fertilized female can start a population.
- Hotels, short-term rentals, dormitories, hospitals, nursing homes and multi-unit buildings see them repeatedly.
Why this matters legally
Because infestations recur and spread between adjacent units, properties are expected to run inspection and pest-control protocols. Failing to have them, or ignoring what they find, is where negligence usually begins.
